Gate Repair in Palmdale, CA

Most of what fails on a Palmdale gate is the leaf and the post carrying it: worn hinges, a torn hinge tab, a frame twisted out of square, a drop rod that misses its sleeve.

Most calls start the same way: the leaf must be lifted before the latch catches. Whether the fault moves with the leaf or sits in one place is what sorts the causes. Lift needed right through the arc, with the latch edge closing toward the foot, puts the wear in the hinges. An edge that kept its shape while the opening widened puts it in the post. A leaf that scrapes at one spot and rides clear either side is reporting the concrete.

Hinge tabs rip out because of what sits behind them. Every swing levers the leaf against its post, and a post sized for a fence panel cannot answer that. We move the hinge onto a bigger section, or plate the hinge line, so the hardware lands on steel that holds. A reset post goes back into at least 36 inches of concrete, our own rule and not a code figure.

A wound leaf and a cracked leaf are separate jobs. A welded rectangle folds at its corners under its own weight, and a diagonal from the low hinge corner to the high latch corner refuses that fold. A twist only comes out against a flat bench, so the leaf rides to our Lancaster shop and is braced once the frame is true. Cracked welds and latch work happen at the gate.

A pair of leaves goes out at the middle, where the passive leaf settles and the rod stops finding its sleeve. A slide gate stiff at one spot has bent track or grit in the groove, while one heavy end to end is riding worn rollers.

An operator raises the bar. Under ASTM F2200 a powered gate may not drop past 45 degrees off vertical if it leaves its hardware, and a horizontal slide gate carries a positive stop at each end of travel. Steel added in a repair must not open a fresh gap under 16 inches against a fixed edge in the first 6 feet above grade, which UL 325 counts as an entrapment zone. At the ground on a swing leaf, that gap counts only when it is over 4 inches as well as under 16. A new leaf across a driveway answers to Palmdale Municipal Code 17.86.040 too.

Questions about gate repair in Palmdale

The same corner cracked again after a weld. Why?

A bead run over a crack covers it while the crack keeps traveling underneath. What holds is grinding back to bright metal and welding the joint through. A corner still loaded by a tipped post needs the post sorted too.

The latch will not catch any more. Is the latch the problem?

Seldom. A latch missing its keeper is reporting a settled leaf or a shifted post, and a new one only chases the gap. Rehang the leaf true and the old latch usually finds it.

The drop rod on my double gate misses its hole now. What gets fixed?

Not the rod. The sleeve is set in concrete and has not moved, so the leaf above it came down. A longer rod or a second hole buys a few months while the leaf keeps settling. The passive side is hung level, whatever let it drop is dealt with, and the receiver goes in last. Park the gate open until then; forcing the leaves together splits welds.

My slide gate knocks once every few feet. What is that?

A flat spot worn on a roller, dropping the wheel once per turn. Rollers get swapped so the leaf runs level, and bent track is straightened while the gate is off. On a powered gate the guards go back over them.

The opener company says my gate is the problem, not the motor. Are they right?

Often. Release the operator and walk the leaf through its travel by hand. A stiff spot, a rub, or a leaf that closes itself is steel work, and a new motor meets the same resistance. The frame, hinges, posts, track and rollers are ours. The machine and its wiring stay with the operator trade, and this shop neither wires operators nor sells them.

My pool gate stopped latching on its own. Repair or replacement?

Usually a repair, starting at the hinges. Section 115923 of the Health and Safety Code wants the access gate swinging away from the water, closing by itself, and latching at 60 inches or higher. Where the leaf has settled an inch, the catch may no longer line up, and the space under the bottom rail may open past the 2 inches the section allows.

The repair means a whole new leaf. Does Palmdale have a say?

On a gate across a driveway, yes. Inside the required front setback of a home lot it opens inward, away from the public right-of-way, or works as an automated rolling gate. Solid metal is prohibited, so the new leaf is open steel, not sheet.

What should I have ready before you come out?

The history first. When it last latched properly, whether a vehicle or a gust caught it, and whether anyone has welded on it already. A short video beats a still: film somebody swinging the leaf from shut to wide open, because drag shows in the movement. Add the opening width, and say whether an operator is on it.
