Gate Repair in Lancaster, CA

Most gate repair in Lancaster is welding. A leaf dropped at the latch edge, a hinge tab torn out of its post, a frame racked out of square. Read the gap along that latch edge first, because it names the fault.

A gate dragging at the latch end almost never has a latch problem. Its weight hangs off two hinges, so a small movement at the hinge turns into a wide gap at the far corner. Close the leaf and look along that edge. A wedge, wide up high and pinched near the ground, points at the leaf. A gap that stayed parallel and only got wider points at the post. Correct the wrong one and the real fault is still carrying the load.

Racked frames are the other half of the work in Lancaster. A welded rectangle with no diagonal folds slowly at the corners until the leaf goes lozenge shaped. Some never had that diagonal. Others cracked the welds holding it. Pulling a twist out means clamping the leaf dead flat, so that gate travels back to Division Street. A diagonal welded in before the frame is true only locks the droop in.

Hinge tabs tear out because the post was never the right size for the leaf. Every swing works that post sideways, and hardware bolted to a light section pulls free. The post gets stepped up, or a plate goes on along the hinge line, before new hardware goes on. Where a post comes out, the replacement sits at least 36 inches under grade in new concrete, deeper again when the leaf is wide. That number is our own habit here rather than a code figure.

Double gates fail where they meet. A drop rod holds the passive leaf in a sleeve in the drive, and a sag on that side puts the rod down beside the sleeve. Owners then shove one leaf against the other to make the latch bite, and the welds at that edge split. Level both leaves and reset the receiver. Do not fit a longer rod. On a slide gate the binding point is the diagnosis: trouble at one spot means track, bent or gritted, and trouble the whole length means rollers.

Standards arrive with the operator. Under ASTM F2200 a powered gate has to stay within 45 degrees of vertical if it comes off the hardware carrying it, so stops, keepers and catch brackets get welded on, and a horizontal slide gate takes positive stops at each end of travel. UL 325 counts a gap of less than 16 inches between moving steel and a fixed opposing edge as an entrapment zone up to 6 feet off the ground, and on a swing gate the gap at the ground counts only where it is also more than 4 inches. A bracket we add must not open one. The machine and its wiring are another trade, and welding repair is C-60 work.

Can I shim the hinges and be done with it?

You can, and it drags again by the end of summer. Shimming moves the leaf without changing what let the leaf move, so a post that tilted keeps tilting under new hardware. Find what moved first.

Will my gate have to leave the property?

Usually not. A cracked corner, or a hinge tab pulled out of its post, gets rewelded where the gate stands. The leaf that travels is the one gone out of square, since flattening a twist takes a bench and clamps.

The two leaves of my double gate will not line up. What moved?

Measure the space between them up top, then down at the drive. A bigger figure low down says a leaf dropped. The same figure shifted sideways says a post moved. Leave it open rather than forcing the latch.

I can rock the gate post with one hand. How bad is that?

Bad enough to stop swinging it. The concrete has turned under the post, and every swing works it further. The post is often sound and goes back in. What costs you is the hole, wider and deeper, and the cure.

The gate looks rough all over. Is it past saving?

Rough and finished are different things. Surface rust and a chalked coat are cosmetic. The bottom rail settles it, since that member lies flat, holds water inside and hollows out while the outside still looks solid. When rail, hinge stile and both bottom corners have all failed, a new leaf costs less than chasing the old one.

The operator tech says the gate is the problem. Is that a brush off?

Often it is accurate. An operator is sized for a leaf that moves freely, so a binding frame wears the motor out early. We square the steel, replace worn hinges and put the travel right. Force settings and sensors stay with the tech.

My pool gate stopped latching by itself. What needs fixing?

Usually the leaf dropped or the post shifted, so latch and receiver miss. Under Health and Safety Code 115923 a pool access gate swings away from the water, self closes, and carries a self latching device at 60 inches or higher. Square post and leaf first.

The run beside the gate is leaning too. Same visit?
