The hand test sorts the problem in a minute. A swing leaf should move freely and stop where you leave it. A slide leaf should roll with one hand along its full travel. Drag, a tight spot or a leaf that drifts shut on its own points at the steel, and a new motor would meet the same resistance on every cycle.

Open Rosamond ground adds its own wear. Wind pushes a big leaf back against the motor, and grit settling in a V groove track makes a roller drag. On a swing gate the usual culprits are a hinge worn oval, a post leaning in its footing, or a leaf that has dropped at the latch corner because its diagonal brace cracked. We rebuild those in steel. On slide gates we straighten track, change rollers and fit the roller guards ASTM F2200 calls for on exposed weight bearing rollers 8 feet or less above grade.

When the steel moves clean and the gate still misbehaves, the fault is electronic, and it belongs to the operator tech. Two patterns help before that call. A monitored safety device that is missing or faulted drops the operator to constant pressure for the direction being protected, or to hand movement only. After a stop or reversal from an inherent sensor or a contact edge, UL 325 locks out the timer to close until the system resets, which leaves the gate parked open.

My slide gate stops partway along the track. Where do you start?

With the operator released and the gate moved by hand. If it catches at the same point each time, look at the track there for a bend, packed grit or a lifted section, and at the rollers for a flat spot. We straighten or replace the track and change rollers, then the operator tech checks the motor against a gate that runs free.

The gate opens but then just stays open. Is the timer broken?

Usually not. After a stop or reversal triggered by an inherent sensor or a contact edge, UL 325 disables the timer to close until the system is reset. A gate that opens and parks there is often doing what the listing requires. Find what tripped it, then reset. If it keeps happening, the operator tech traces the sensor.

The remote does nothing, but holding the wall button moves the gate. Why?

That is constant pressure mode. The operator has lost a monitored safety device, a photo eye or an edge, and it runs only while someone holds the control. Check that the eye lenses are clean and the brackets have not been knocked out of line. If both look right, the device or its wiring needs an operator tech.

Can you just swap the motor for a stronger one?

We do not supply or fit operators. A bigger motor on a dragging gate also covers up the fault, and the steel keeps wearing underneath it. Release the operator and push the gate. If it binds, the hinges, frame, track or rollers come first, and that part is our work.

My swing gate has dropped at the latch end. Will the operator cope?

It will struggle. A leaf hangs off two hinges, so any flex shows up as a drop at the far corner, and the operator pushes against that sag every cycle. The fix is a diagonal brace welded into the leaf to carry the corner back to the hinge post, fresh welds where old corners cracked, and new hinges where the old ones have worn.

My operator was bought for a house, but the gate now serves a business yard too. Does that matter?

It can. UL 325 sorts operators by use. Class I is residential for one to four families, Class II covers commercial and five units or more, and Class III is industrial with no public access. An operator working outside its class tends to show up as a burned motor. Ask the operator tech whether the unit matches how the gate is used now.
