Take the motor out of the question first. Release the operator and move the gate through its full travel by hand. A swing leaf should move freely and stay where you leave it. A slide gate should roll with one hand. If it drags, or drifts shut by itself, the fault is in the steel, and a new operator would fight the same resistance.

The usual culprits are simple. A slide gate usually traces to a roller with a flat spot, track that has bent, or grit packed into the V groove. A swing gate usually traces to a hinge worn out of round or a post leaning in its footing. Leaves drop toward the latch side when a frame racks or a corner weld cracks, and the motor then pulls against that sag every time the gate moves.

The electronics have their own signs. Every external safety device is monitored, so a photo eye that has drifted out of alignment or had its bracket knocked reads as a fault. The operator then drops to constant pressure, moving only while a control is held, or to hand operation. After a stop or reversal caused by an inherent sensor or a contact edge, UL 325 also locks out the timer to close until the system is reset. A gate that opens and parks is usually a sensor that never cleared.

Our side is the steel. We square frames, reweld cracked corners, add braces, cut out worn hinges and weld in new ones, straighten track and change rollers, and fit the roller guards ASTM F2200 calls for on weight bearing exposed rollers 8 feet or less above grade. Why does my gate only move while I keep holding the button?

That is constant pressure mode. The operator has lost one of its monitored safety devices, so it will only run while a person holds the control. Check the photo eyes first. Wave a hand through the beam while someone watches the indicator light, and if the light never changes, that eye is the part to look at.

My gate opens and then just stays open. Is the timer broken?

Probably not. After a stop or reversal caused by an inherent sensor or a contact edge, UL 325 disables the timer to close until the system is reset. Cycle the power, release the operator and run the gate by hand. If it moves cleanly by hand but still parks open under power, the fault is in a sensor or its wiring.

Should I just replace the operator?

Not before the hand test. A motor sized for a free moving gate wears out quickly on one it has to drag. If the gate binds, sags or drifts on its own with the operator released, the frame, hinges or rollers need work first. The motor itself is a job for the operator tech.

My slide gate grinds along the track. Is that a steel repair?

Usually. Grit in the track groove, a bent section of track and rollers with flat spots all make that sound, and all of them are steel work. We straighten or replace the track, change the rollers and fit guards on weight bearing exposed rollers 8 feet or less above grade.

We run a business behind our gate. Could the wrong operator class be the problem?

It can be. UL 325 sets Class I for residential use at one to four families and Class II for commercial or multifamily property of five units and up. A residential operator on a gate that cycles all day for a business is running outside its listing, and a burned out motor is the common result.

What should I tell you when I call?

When the gate last worked properly, what changed, and whether anything hit it. Give us the make and model on the operator and a photo of the hinges or the track. That history often points at the part before anyone arrives.
