Gate Opener Repair in Palmdale, CA

Residential swing gates tend to wear out the same way. Hinges wear oval, the leaf drops toward the latch, and the operator lifts and pushes that sag on every cycle until it overheats or trips. Slide gates fail at flattened rollers, a bent track and grit packed into the groove. A new motor on either gate meets the same drag.

A gate that only moves while somebody holds the wall button is in constant pressure mode. UL 325 requires every external safety device to be monitored, and a missing or faulted one drops the operator out of normal running. Dust on a photo eye lens, or a bracket knocked out of line, reads as a fault. A gate that opens and then sits there has often had a sensor trip that never cleared, which locks out the timer to close.

Our side is the frame, hinges, bracing, track, rollers and roller guards. The operator, its board and its wiring belong to other trades. We hand them a gate that moves freely by hand. Where a slide gate has exposed weight bearing rollers 8 feet or less above grade, we fit the guards ASTM F2200 calls for while the gate is apart.

City rules rarely touch a repair. The exception is a repair that becomes a new leaf. Check that design against Palmdale Municipal Code 17.86.040 before it is built. Across a driveway in a home's front setback, the new leaf has to open inward, away from the street, unless it is an automated rolling gate. It has to be open steel, since the code prohibits solid metal fencing. In that setback anything sight-obscuring stops at 3 feet, and open view fencing may be allowed up to 5 feet, or 6 feet on a lot of 20,000 square feet or more.
