Gate Repair in Acton, CA

Start at the latch edge with the gate shut and sight the gap from the ground up. Tight low and open high means the leaf has dropped on worn hinges. A parallel gap that is simply wider than it was means the hinge post tipped away. A leaf that catches at one point in its arc and rides clear elsewhere is reporting the drive. On a climbing Acton drive that third one turns up often.

A gate leaf is four tubes welded into a rectangle, and a rectangle folds at its corners under its own weight. A diagonal from the low hinge corner to the top of the latch stile splits it into two triangles and hands the load back to the hinge post. Older ranch gates were often built without one. On a leaf that has the diagonal and hangs low anyway, check the joints at each end of it.

Hinge tabs tear out because of the post behind them. Every swing levers the leaf against that post, so the section and the wall thickness get picked for the weight of the leaf, not for the bolt pattern on the hinge. Fit new hardware to a post that was undersized to begin with and it tears again. We upsize the post, or weld a reinforcing plate down the hinge line, first. A post we pull and reset goes back at least 36 inches into concrete, deeper under a wide ranch leaf. That number is this shop's own practice.

A pair of leaves fails at the middle. The passive side is pinned by a drop rod into a sleeve in the drive, and once that leaf settles the rod stops meeting its hole. Pushing the two leaves shut against each other from there splits the welds at that edge. Level both leaves and reset the receiver. A slide gate binds where its fault is: one tight spot means track, resistance the whole way means rollers.

An operator on the gate brings the build rules into the repair. ASTM F2200 holds a gate to no more than 45 degrees from vertical if it leaves its supporting hardware, the job of the stops and catch brackets we weld on, and it calls for positive stops at both ends of travel on a horizontal slide gate. Under UL 325, summarized in DASMA Technical Data Sheet 350, a gap under 16 inches between the moving leaf and a fixed opposing edge is an entrapment zone up to 6 feet above grade, so nothing welded in may open a new one. The motor and its wiring stay with the operator trade. Welding repair is C-60 work.
